The City of Rosemount is approximately one-third developed with ample land available for commercial, industrial, and residential development. The City’s recently adopted Comprehensive Plan for 2030 depicts areas available for future development by land use.

1. Rosemount Business Park - East
The City has designated an area of the community for business park use. That property is directly south of the Rosemount Business Park, south of County Road 42, and east of Highway 3. There are 70 acres of land already preliminarily platted and available for immediate business park development. The owner also controls an adjacent 98 acres, which is also planned for business park and highway commercial use. There are several property owners in the Park area.

2. Rosemount Business Park - West
The City designed Business Park is has developable land available along Boulder Trail and Boulder Avenue. Thirty-five acres are available along the western side of Boulder Avenue. The land is adjacent to public utilities and has access to Boulder Avenue, which will ultimately intersect with State Hwy 3.

3. County Road 42 and Highway 3
At the northeast intersection of County Road 42 and State Highway 3 are more than 40 acres of land available for commercial development. The topography and terrain permit large and small retailers and provides public visibility for all commercial users. Access is from Business Parkway and Biscayne Avenue to 149th Street West. Anytime Fitness is the first business set to open late January 2015, with space available for another business.
The property has two owners who both support development and are interested in a coordinated development approach. Average daily traffic (ADT) for Highway 3 is 13,000 and County Road 42 is 14,000. 4. Akron Avenue
ARCON Development was the applicant of a 285-acre mixed use project located at the intersection of County Road 42 and Akron Avenue. The project anticipates approximately 580 residential units and provides for 50 acres of commercial property. The property owners have received master development plan approval and preliminary plat approval of sections of the overall project.
The City had received stimulus money for the reconstruction of Akron Avenue from County Road 42, north to Bonaire Path. The road has been ungraded and utilities installed to permit urban development.
